Phoenix Market Update: What Buyers and Sellers Need to Know Right Now

The August numbers are in — and they tell a story worth reading before you make your next move.
What the data is saying
The Phoenix-Mesa-Chandler metro’s median listing price tends to remain roughly around $450,000. Active listings increased 5.2% year over year, while new listings edged up 0.6%.
Here's what's interesting though: homes in metro Phoenix were moving faster than they did a year ago despite lower asking prices — median time on market improved by three days year over year. And although 27.6% of Phoenix-area listings had undergone a price reduction, that share was 0.8 percentage points lower than a year earlier.
Prices are softening at the list level, but actual closed prices are holding steadier than the headlines suggest. Sellers who price correctly are moving homes. Sellers who are chasing 2022 numbers are sitting.
The Cromford picture
For Tina Tamboer, senior housing analyst with the Cromford Report, the past 18 to 24 months hasn't been a downturn — it's a normalization. "When we say it's a buyer's market, I don't want people to freak out. It's not the kind of buyer's market we saw in 2008," Tamboer says. "This is a market where buyers can actually negotiate again. That's not a bad thing."
More than half of transactions between $200,000 and $600,000 include concessions, and builders have extended buydowns and closing-cost incentives longer than many expected. That's real money on the table for prepared buyers, and it partially offsets what higher rates cost monthly.
Where you're buying in the Valley matters as much as when.

Arizona's market has a rhythm that's unlike most of the country. Here's what that rhythm looks like in practice:
If you're buying: right now is most likely your window. Summer in Phoenix means less competition, more motivated sellers, and more concessions on the table. The market picks back up in the fall and surges again in spring. Buyers who act during the summer slowdown consistently get better deals than those who wait for perfect conditions that rarely arrive on schedule.
If you're selling: your sweet spot is typically February through May. That's when buyers flood back into the market, inventory is still relatively lean coming out of winter, and the urgency to close before summer heat pushes timelines. A well-priced listing in March moves faster and closer to ask than the same home listed in August.
The takeaway: the calendar is a strategy. Use it.
