October Is Here — and the Phoenix Market Has Something to Say

Fall in Greater Phoenix means two things: the weather finally becomes something worth talking about (generally the weekend after Halloween), and the real estate market wakes back up after a long summer nap.

But this October feels a little different. The buyers are ready. The inventory is there. And some sellers, not all, but enough to notice — haven’t gotten the memo yet.

Let me tell you what I’m actually seeing out there.

The market in plain English

Greater Phoenix is a Buyers Market right now in most of the Valley’s outer submarkets — Queen Creek, Goodyear, Surprise, Maricopa, Buckeye. Inventory is up. Days on market have stretched. Buyers have options and they know it. Concessions from both sellers and builders are common, and negotiating room exists that simply wasn’t there two years ago.

That’s the good news for buyers. The complicated news is that not every seller has caught up to that reality.

The seller disconnect — and why it matters

Here’s a scenario I keep running into.

A seller bought their home a couple of years ago — maybe at the peak, maybe just before it — and they have a number in their head based on what their neighbor got in 2022 or what Zillow showed them last spring. They’ve listed at that number, fielded almost no serious activity, and are now sitting on a property that’s quietly losing momentum every week it stays on the market.

I recently submitted an offer on behalf of a client with six solid comparable sales from the past six months — all within the same submarket, same size, same condition. The comps told a clear story. The agent on the other side was surprised by the offer.

Six comps. Six months. The data was right there.

This isn’t an isolated situation. It’s a pattern — and it has real consequences for sellers who wait too long to recalibrate. A home that doesn’t sell in a Buyers Market doesn’t just sit. It accumulates price reductions, loses buyer confidence, and can put a seller in a genuinely difficult financial position down the road. The sellers who act on the data now are the ones who maintain control of the outcome.

The contingency conversation

Offers are falling through right now — and contingencies are one of the reasons.

Buyers in this market are exercising their leverage. Inspection contingencies. Appraisal contingencies. Financing contingencies. These are legitimate protections, and in a market where buyers have options, they’re using them.

Smart sellers need to understand this going in. A strong offer with contingencies isn’t a weak offer — it’s a normal offer in this market. The question is how you negotiate around them, not whether to accept a clean offer that may never arrive.

This is where having the right agent in your corner matters enormously. Not someone who will tell you what you want to hear about your list price. Someone who will show you the comps, explain the contingency landscape, and help you evaluate offers strategically rather than emotionally.

What buyers should know right now

The window you’ve been waiting for is open — but it won’t stay open indefinitely.

Fall buying season in Greater Phoenix typically picks up in October and runs through November before the holiday slowdown. The buyers who move now are competing against less traffic than they will in the spring surge. The sellers who are still on the market have often already done the mental work of adjusting expectations — which means real negotiating room.

Get pre-approved. Know your comps. Work with someone who will give you a straight read on what a property is actually worth, not what the listing says it’s worth.

Why the right agent changes everything

I’ll say something that doesn’t get said enough: not all agents are created equal, and in this market the gap between a well-prepared agent and an unprepared one can cost you tens of thousands of dollars.

For sellers, the right agent gives you an honest pricing conversation before you list — not after you’ve been sitting on the market for 60 days. They know the comps, they know the submarket, and they know how to position your home so buyers take it seriously from day one.

For buyers, the right agent knows how to structure an offer that protects you without scaring off a seller. They understand which contingencies are non-negotiable and which ones can be negotiated. They’ve done enough transactions to read a situation accurately and advise you accordingly.

The agent story I shared earlier isn’t an indictment of the industry. It’s a reminder that representation matters. When the data is sitting right there and the person across the table hasn’t looked at it, that gap becomes your problem — unless you have someone in your corner who has.

Come see me this weekend

I’m hosting an open house this Saturday from 11 a.m. to 2 p.m. in Queen Creek — a horse property with no HOA. If you want to see what a well-positioned listing in a Buyers Market looks like in person, come take a look.
