Let's talk about something that's happening all over the Greater Phoenix market right now. Nobody likes to say it out loud.

Homes are sitting. Days on market have climbed over the summer. Over 31% of active listings have already had a price reduction. Sellers who were firm on their number six months ago are coming back to the table. And in almost every case, the story is the same: the home was priced for a market that no longer exists.

Summer traditionally slows things down a bit which is normal and expected in Arizona. But the market will pick up again. The question isn't whether your home will sell. The question is whether you'll be positioned correctly when it does, or whether you'll spend the next several months chasing a number downward.

Your home is not your neighbor's home from 2022.

Here's where it gets personal, and I say this with genuine empathy, because I understand it.

Your home means something. You painted that kitchen the exact color you wanted. You built the backyard into something your family has lived in for years. You've hosted holidays in that living room and watched your kids grow up in those bedrooms. The memories are real, and they have enormous value to you.

But here's the truth a good agent will tell you directly: the market doesn't pay for memories. It pays for square footage, condition, location, and comparable sales. When we sit down and look at what the data says your home is worth today, we must look at it through a buyer's lens, not through the lens of everything it means to you.

This is one of the hardest parts of selling, and it's okay to feel it. The goal isn't to dismiss what your home means to you. It's to position it in a way that honors that investment by actually getting it sold at the strongest price the current market will support.

On seeing your home the way buyers will

There's a phrase I use with sellers that I think captures this well: every seller wants their home to be irresistible to buyers, and most of the time it is…when it's priced and presented correctly.

The challenge is that we all have blind spots about the things we love. That bold paint color you chose, the carpet you've lived with for years, the quirky layout you've grown to love — those things may land differently with someone walking through for the first time. It's not a criticism of your taste. It's just the reality of how buyers evaluate a space against everything else they've seen.

A good agent will walk through your home with honest eyes and give you a real picture of how buyers are likely to receive it. Sometimes that means a coat of neutral paint. Sometimes it means staging. Sometimes it just means adjusting the price to reflect that buyers will want to put their own stamp on it. None of this is personal. All of it is strategic.

What pricing it right actually looks like

Correct pricing isn't lowballing yourself. It's not leaving money on the table. It's reading the current data, understanding what comparable homes in your area have actually closed for, not what they're listed at, and positioning your home at the front of the line. A home priced correctly from day one generates more activity, more offers and ultimately more money than one that sits and chases the market down.
